In thinking about Hipster’s birthday, we were thinking we really wanted to focus on the past four years and celebrate our wins, learn from our losses, and really just reflect on Hipster’s existence. Right as we were thinking about it, we got an email from one of our favorite investors and it was exactly what we had been looking for in terms of celebration. We asked him if we could share it with everyone, and he said yes!
Jason bought a property in the Dallas-Fort Worth area in Texas, and we are so excited to hear how this is working out!
My DFW property I bought back in early 2014 turned out to be a great decision. Since purchase I have seen three rental price increases, and the property has appreciated nearly 13-14%. I only have had one vacancy which lasted all of a couple of weeks before another tenant moved in. Thanks for the advice, direction, and nudging on your part!
This meant so much to us. More than anything, our excitement in knowing one of our clients is so happy with his purchase and has seen such financial gain is just beyond words. How Did Jason Get This Fantastic Of A Deal?
Jason bought his property when we suggested Dallas as a perfect time to buy, meaning it was at the beginning of an growth/expansion cycle. That’s why he saw so much appreciation in such a short amount of time. Buying at the right time in a market is critical. When we say “now is the time to buy!” in a particular market, we mean it! It…matters.
But, a Caveat…
In full transparency, you won’t see returns like Jason saw if you buy right now.
Why Wouldn’t This Deal Work Now?
There are two reasons you shouldn’t expect the returns Jason saw.
- Due to the current state of the real estate economy, there are no markets available right now that are expecting that kind of appreciation. The good news is, when there are markets that can expect this kind of boom, you can know about them! The catch is that most people are too nervous to buy at the beginning of the boom, so they don’t do it. If you don’t, you miss out on returns like Jason saw. We knew about it when Atlanta was the market amidst a huge boom, and we knew about it when it was Dallas. We encouraged people to buy there, and for those like Jason who did, they banked! But you have to make the move. We’ll tell you when and where, you just have to follow suit.
- Since 2014, the Dallas housing market has exploded. Prices are higher than they were before the 2009 crash, inventory is minimal, and returns are minimal. We are no longer recommending it as a market to buy in, period. Remember, the best market to buy in is always changing!
So, Should I Wait To Buy Real Estate Then?
Well as you just read…no! You have to jump when things are hot.
But Didn’t You Just Say Things Aren’t Hot Right Now?
Yep, I did. What I mean though is, they aren’t hot like they were at the beginning of the Atlanta and Dallas cycles…meaning banking to the levels Jason did. However, there are some great cash flow markets out there. Don’t wait to buy…prices only go up! When you really want to move quick though is next time there’s a market like Atlanta or Dallas on the brink of a big boom. We’ll let you know when that happens!! In the meantime, stick with the cash flow. It’s all profit! Plus then by the time we hit a recession and there is potential like Jason saw, you’ll be well-versed in how all of this works so you can grab up a lot of properties and really expand your profit.
Bottom line? You’re not getting anything out of a property you don’t own! But that’s what Hipster is here for!
