I’ll admit, I’m not usually an investor who is focused on lifestyle investing. To be clear, “real estate investors” are typically in a deal for the money only. “Lifestyle investors” are investors who are thinking more about a second home, somewhere to retire, or some where they would want to live… while also making a return on their money in some way.

Be sure not to confuse lifestyle investing with lifestyle design. Because we all know I’m a fan of lifestyle design!

The reason I’m not as focused on lifestyle investing personally is, well I don’t know, my age maybe? Being fairly new in the real estate investing game, I’m still in it for the highest dollars I can find and I’m certainly not thinking of retirement. When I originally bought property in Nicaragua, surprisingly I was actually in it for the returns and not the lifestyle (although I had planned to move to Nicaragua at the time but was planning on living elsewhere from my properties).

However, since teaming up with this new development in Nicaragua, I am extremely motivated to let all of you “lifestyle investors”, specifically those interested in surfing, know about this opportunity.

The Surf Break
#1 break in Nicaragua, #3 in Central America, #68 in the world!197706_372870446151020_1166979536_n

Wave quality: Regional Classic

Experience: Experienced surfers

Frequency: Regular Wave

Type: Reef-rocky

Direction: Left

Bottom: Reef (coral, sharp rocks)

Power: Hollow, Powerful

Length: Normal (50 to 150m)

Good Day Length: Long (150 to 300 m)

Good swell direction: South

Good wind direction: East

Swell size: Starts working at 1.0m-1.5m / 3ft-5ft and holds up to 4m+ / 12ft

So What?

I admit, being a newer surfer myself, that I don’t know what most of that means. I mean I do, but I’m not sure how from that you are able to know how rad this wave is. One thing I can tell you though is this wave is #68 in the world. Ummm… do you know how serious that is? It’s also not crowded yet because so few people know it is there. But I can tell you, the guys I’ve met who surf there go back repeatedly just for that wave as much as possible and a couple of them even refused to give me a surf spot summary (knowing I would publish it) because they don’t want everyone finding it. That’s how serious this is. There is also a less advanced wave for anyone who isn’t ready for the big one yet, so no worries there for the beginners.

Why do I tell you any of this? I tell you this because the largest hotel brand in the world has signed on to join this development and they are building now, and selling properties. Only a few condos are left and some home sites still remain, but they are there and available. They have fractional ownership options starting at only $40,000 (and NO, those are not timeshares). This property is amazing, I stay at it every time I’m in Nicaragua, and having personally bought property in Nicaragua I can tell you that I wish I had known about this place instead of where I bought!

So if you are a surfer and are interested in buying the most insane surf property you can find for a good price but also that you can make rental income off of, this is your spot. World class surf breaks, rental income in your pocket, and you own property in paradise. I never bank on appreciation, but if I were ever going to, this is the place. The development already has a golf course, surf shop, spa, concierge, and restaurant, and now that the big hotel guys are coming in, the property is only going to boom from here. I’ve met MLB athletes down there surfing, I met a guy who flies in every month from Miami just to surf it, and I don’t have to repeat what I said about the guys who wouldn’t even give me a break description for fear of the rest of the world invading it.

Want to know who the development is? Throw me a shout out and I’ll send you all the information you can imagine!

Surf’s up!! And yes, that is the actual break featured on the cover of Surf Magazine!!

Nicaragua is a dictated country and good luck making a decent profit. I know better. Don’t fall for the surf or Oceanside trap.

Hi Ali, I found one of your articles on bigger pockets and it lead me to your website. Your Nicaragua investments have really peeked my interest as it is an idea that has been percolating in my head for a while. I actually took a trip to Costa Rica recently specifically to explore the real estate investment opportunities there. I loved it but want to explore investing in other countries in Central America before making a decision. Can you send me info on rental investment opportunities in Nicaragua? Thank you and I look forward to hearing from you!
